Real Estate Legal Services for the Seller:​

At Sutton Law, we provide the following real estate legal services for the Seller:
​

• ​Review the listing agreement with the broker if requested prior to its execution;

 

• Review the Residential Real Property Disclosure Report, the Lead-Based Paint Disclosure Report, the Mold Disclosure, and the Radon Disclosure, if required;

 

• Review the Real Estate Purchase and Sale Contract, and if permitted under the terms of the Contract, negotiate and prepare needed changes with the Purchaser;

 

• Monitor contingency deadlines set forth in the Contract and send notices requesting extensions of deadlines or cancellation of the Contract, if necessary;

 

• Negotiate any issues raised by the Purchaser related to the initial inspection or final walk-through;

 

• Prepare the Seller’s closing documents, order the title insurance commitment, survey, water certificate, etc., and prepare the final closing statement showing adjustments to the sales price, your closing expenses, and the distribution of proceeds at the closing;

 

• Schedule and attend the closing.

Real Estate Legal Services for the Buyer:

​We also provide the following real estate legal services for the Purchaser: ​
​

• Review the Contract and, if permitted under the terms of the Contract, negotiate and prepare needed changes with Seller or the Seller’s counsel if appropriate;

 

• Monitor contingency deadlines set forth in the Contract and send notices requesting extensions of deadlines or cancellation of the Contract, if necessary;

 

• Raise initial inspection and final walk-through deficiencies with Seller;

 

• Schedule and attend the closing;

 

• Review Seller's closing documents for compliance with the Contract; and

 

• Review the loan documents, if requested, to confirm that the interest rate and payment period conform to your mortgage loan commitment.
